FAQs
Questions you might be asking when your bank says no
What is a specialist loan?
A specialist loan (also called a non conforming loan) is an alternative to a mainstream application. Lenders use different income verification and policy. It suits you if bad credit history or non traditional documentation is stopping approval with the traditional banks. Specialist loans are a stepping stone until you meet the requirements of a tier one lender.
Who provides specialist loans?
Usually non bank lenders outside the major institutions. Our network has around ten and growing on the panel, so there is choice and negotiating power.
When is a specialist loan suitable for me?
When your finances are not quite ready at the time of application, you are self employed, you have a credit impairment the traditional banks use against you, or you have a high income but structure it to reduce tax.
What do I need to keep in mind?
Keep an open and positive mindset. Concentrate on whether you can make the repayments rather than the rate. Show you can save and manage money. Get a supportive accountant to confirm your income declaration. Explain your situation clearly so it can be relayed to the lender.
How do I know if I am credit impaired?
Missed loan repayments, defaults on bills including phone and utilities, or bankruptcy filings. We can find out for you with a credit score check report.
What can a specialist loan be used for?
Buying a home or investment property, renovations, investing in shares, buying a vehicle, or consolidating loans into one manageable repayment.
How is income verified under a specialist loan?
The most recent 6 to 12 months of business activity statements, 6 to 12 months of business transaction account history, a self declared income declaration, or an accountant declared income verification.
What is an income declaration?
A form where you state your name, business name, ABN, the amount you are borrowing and the indicative repayments, then declare the income is true and you can afford the repayments. We help you complete it.
What is an accountant verification?
A separate letter from your accountant confirming your income declaration, stating how long they have acted for you, their professional membership and that there is no conflict of interest.
Are the rates different under a specialist loan?
They may be slightly higher than full doc loans, usually by a relatively small margin depending on the purpose. The aim is to refinance to a prime rate through TSC Mortgage Brokers when your circumstances fit.
